Home Inspection Services
Technical staff have extensive knowledge and experience to determine the best course of action for individuals requiring home repairs. Not every housing rehabilitation project is exactly the same; therefore customized programs may be offered to homeowners. Specialty inspectors may be contacted to perform more detailed inspections for systems like roof, heating and ventilation, termites, plumbing and electrical, and other.
Contractor Screening Process
The Agency continually strives to improve its services to homeowners. In an effort to ensure that all housing rehabilitation projects are performed and completed to industry standards and health and safety standards, any contractor applying for inclusion in the Housing Rehabilitation Program Contractor List must first go through a thorough pre-screening process. In order to qualify, contractors shall meet the following requirements:
- Be licensed by the State of California, and be bonded
- Insured for at least $2,000,000
- Have worker’s compensation
- Be able to successfully operate a small business
- Have adequate financing and credit resources to complete projects
- Provide the names and addresses of at least 3 clients who we can contact.
- Perform test projects in the Minor Home Repair Program, prior to working on the Housing Rehabilitation Program, to prove quality workmanship
- Know building codes and laws relating to construction
- Complete work on schedule, keep appointments and be on time
- Organize and coordinate construction tradespersons
- Communicate with all parties
- Follow up complaints and call backs
- Negotiate a resolution of disputes
- Follow Program guidelines
Home Repair/Remodel Education
ACHHD staff, together with contractors, partner up to educate to ensure that homeowners know what to expect of a home repair project and what maintenance items are needed to preserve the home. Aside from making the home safe and healthy and meeting current building code requirements, energy efficiency information will be given to homeowners to reserve natural resources.
